Seller Secrets for Spring!


  1. Don’t get carried away in the hype. 

No doubt – it’s a seller’s market. But it’s not a ‘ridiculous buyer’ market.  In other words sell YES but as with everything else NOT if it’s overpriced. Most buyers are financing their home which means we have a final authority to confirm property values – the appraiser.  Consult a real estate professional who can better help you with realistic pricing.


  1. Stand out.

First impressions are lasting. Make sure to do everything right.

  • Clean everything (especially kitchen and baths)
  • Store everything you’re not using (you’re moving anyway so get it done)
  • Stage like your mean it (remove personal pictures, political/religious paraphernalia)
  • Use professional photography!  Those phone pictures are okay but NOTHING beats professional photography to get those showings and activity going.


  1. Know lending.

I’m not doing any repairs for anybody. This is an ‘as-is’ sale.  Yeah. Sure. Cash deal only and you’ll probably will have a lot of difficulty with this one if you’re stubborn. As stated in the first paragraph, most buyers finance their homes. Lenders require collateral that meet their criteria for lending. You may be doing yourself more harm than good by limiting the amount of potential buyers coming to see your property. Lending and property condition go hand in hand.


  1. Get ahead of the game.

Everybody wants to sell in the summer months (60% sell between May-August) but you should consider placing your property on the market before that during the spring so that you can stand out before all the others.  Listing when everyone else lists just makes you compete with more folks.


  1. Beware of increasing fraud.

Cyber crime is a real and growing problem. Cyber criminals are now hacking into email accounts and assuming the role of a party to a real estate transaction. There have been instances where buyers or sellers have been asked to give vital information helping criminals hack into their bank accounts and such. It’s important to be aware of processes so that you don’t fall prey to these schemes.  Consult your real estate professional with any request that may appear suspicious.
